Welcome back! I’m Cori, a local real estate agent right here in Marlboro Township New Jersey. I like to think of myself as your local real estate expert. I have been helping people relocate into and out of Monmouth County for over 15 years. If you’re thinking of making a move ANYTIME in the near future, check back often. I put out new videos talking about everything and anything that has to do with real estate, Monmouth County and of course Marlboro Township. And when it comes to my videos, you don’t want to miss them. It has been an incredible month.

We have been off exploring fun and exciting places all over this beautiful country, that many people from New Jersey are choosing to relocate to. We started out in Savannah, Georgia headed over to the Triangle Area in North Carolina from there we went down to beautiful Lakewood Ranch in Florida and then across the country to Anthem, Arizona. Last week we spent some time down in Boca Raton Florida and this week for my final episode in, ” Where is everybody going”, I have quite a treat for you.

On our last stop, I will tell you it is one of my FAVORITE states in the entire country, and I’ll give you a hint why. Because where we’re going today is just a short two-and-a-half-hour drive from the Dunphy home away from home, Hilton Head Island. So sit back, relax and let’s go explore South Carolina. Take it away Jill.

Thank you Cori for inviting me to share my amazing city, Columbia, South Carolina and the surrounding Midlands with you. We have had the enjoyment of giving a big southern welcome to many of our northern and California friends moving to our Midlands area. We welcome you all. That’s one thing about South Carolina. Hospitality still does exist and most people are super nice even to people we don’t know. The key to southern hospitality in the Midlands is its people and their generous and friendly treatment of visitors and guests. There’s something to be said about a place that can make you feel welcome as soon as you arrive and that’s what it’s like in Columbia.

One of the main attractions to moving to Columbia is that we have one of the lowest cost of living rates in the country. Columbia’s housing expenses are 24 lower than the national average. Some of that is due to our property taxes on our homes, which averages just under $1,500 per year, yes you heard me correctly $1,500 per year even with the current shortage of inventory. We’re experiencing our average price on homes has increased to just right around $200,000. Still, a bargain compared to most other areas. Let’s take a look at a typical home you can purchase for $200,000.

DID JILL JUST SAY YOIU CAN PURCHASE A HOUSE FOR $200,000?

Is that the whole house or just like a little piece of it? Here is a four-bedroom 2800 square foot house located in West Columbia and has about a 20-minute commute to downtown Columbia.

HOLY CRAP, it’s the whole house!

There are plenty of mom-and-pop restaurants near this home as well property taxes were just under a thousand bucks on this house.

Property taxes under a thousand dollars? You can’t even commute to the city monthly for a thousand dollars!

Of course, if you have a larger budget you can purchase in a planned neighborhood like Wood Creek located in Elgin that sprawls over 2300 acres with generous open spaces, spring-fed lakes, and ponds has 14 parks miles of walking trails as well as tennis courts, a swimming pool and a Tom Fazio championship golf course. Or perhaps the water is calling your name with a waterfront home on Lake Murray.

This lakefront beauty sold for $715,000 and it boasts over 3,800 square feet with four spacious bedrooms sitting on a one-acre lot with a private dock and a lift for your boat. It’s a little further out from Columbia located in Gilbert but it’s still a reasonable commute to 45 minutes to downtown Lake Murray is the jewel of South Carolina boasting 650 miles of shoreline and is still an active hydroelectric lake.

One of the most popular places to walk is the Lake Marine Dam joining the towns of Lexington and Irmo. No matter the time of day you’ll see people walking or jogging across it you can even rent a boat for the day or take a stand-up paddleboard or kayak or sailboat to one of the public ramps and enjoy some time on the 50,000 acres of tranquil water. Not only is Lake Murray a skiing boating and swimming paradise, but it also has some of the best fishing in the nation and is the site of numerous local South Carolina and national fishing tournaments.

If you’re like me, you prefer a day of sunshine and blue skies over a cloudy rainy day Columbia has an average of 217 sunny days each year. Which is nearly two more weeks than the national average. Are you tired of shoveling snow and staying sheltered in because it’s too cold to enjoy anything outside? Then look no further than Colombia. During January our coldest month of the year, the average high temperature is 56 degrees. The best part is you don’t have to sacrifice your four seasons in order to appreciate our mild winters. We still get to enjoy our colorful fall foliage. October is actually my favorite month and if you do find yourself missing the snow the ski resorts in the mountains of North Carolina are only a short three-hour drive away.

Our location being right in the middle of the state of South Carolina is a great advantage for day trips. Do you ever want to be able to relax on a beautiful beach or enjoy a scenic mountain hike over the weekend. Well you can make a day trip from here and can even do both activities on the same weekend. Go to the beach on Saturday then head to the mountains on Sunday. We are located within a short drive to Charleston, Myrtle Beach, Savannah, Hilton Head Island, Asheville and the Blue Ridge Mountains. Your day trips are limitless.

There will never be a shortage of things to do and sights to see. The best part of all is you don’t have to leave Colombia to enjoy the outdoors. The Midlands offer many choices right here in our own backyard. Columbia will give you tons of opportunities to explore the natural wonders in and around South Carolina’s capital city. Hike or even take a guided canoe trip through a large expanse of old-growth bottomland hardwood trees at Congaree National Park. If you go to the park in mid-may you may even get to see the rare synchronizing fireflies. Young and old alike enjoy getting up close and personal with stunning botanical exhibits and animal life from across the globe at our highly ranked Riverbanks Zoo and Gardens. For a more laid-back excursion pack a picnic and dine by the riverbank at Columbia Canal and Riverfront Park. Are you guys looking for more fun things to do in Columbia?

Take yourself out to a minor league baseball game to watch the Columbia Fireflies play. Are college sports more your thing?
Paint your face garnet and black and cheer on the University of South Carolina Gamecocks when they play baseball at our home field, Or tailgate with fellow fans before finding your seat among a crowd of 80,000 at Williams Bryce stadium for the gamecocks football game. There really is something for everyone thank you Cori for allowing me to share some of the beautiful things that Columbia offers.

If you’re ready to ditch those high-priced houses and exorbitant property tax bills come on down to Columbia where you can get boiled peanuts, a slower pace and a better cost of living. Get in touch with me and I’d be happy to introduce Columbia to you first hand . The easiest way to get a hold of me is by email jill homesalesbyjill.com or by phone 803 381-1932 Thanks again Cori for letting me share Columbia with everyone.

Thank you so much for spending some time with me today.
If you are currently thinking about a possible move down to South Carolina and the Columbia area Jill is absolutely the realtor you want to get in touch with. I’ll link her information below or feel free to reach out to me and I will be more than happy to put you in touch with her. I want to say a huge thank you to everybody who has been traveling around with me the past month I will admit this was one of my absolute favorite video series I have already had a few other agents and a few other people reach out to me asking for me to do this series again in the near future.

So check back and in a couple of weeks, we will be taking another tour to some of the hot spots that many people from new jersey are choosing to relocate to. I will be back next week when I get back to talking about something else that I love. living working and playing right here in Marlboro township and throughout Monmouth County. I’ll see you then.
